SPECIFICATIONS FOR BUILDING ( 3 pages)

1. EARTH WORK EXCAVATION: As per design with necessary Foundation     depth to Ground level 3’00’’ft (1.5 ft Boulders, 1.5 ft Size stones) column depth Maximum 5’00” are provided.

2. STEEL: Columns mats, beams, slabs used by raja ram tmt (or) kamadenu    steel are provided.

3. CEMENT: cormondal; zuri; ultra –tech; Bharathi cements are provided as per owner requirement.

4. BRICK WORK: for walls, brick masonry in CM (1:6) with using 1^st class

Bricks with well burned clay bricks (number bricks) or cement bricks are provided as per owner requirement.

5. MANSONRY WORK: R.R.Mansonary CM (1:8) with hard size stones for foundation Area (ground level to 2’00’’height are provided)

6. PLASTERING WORK: single coat plastering for internal walls, and outer walls sponge plastering work.

7. PLUMBING:

 A) Internal bathroom plumbing Ga pipes or c-pvc pipes are provided (concealed type)

 b) External pipes “Lakshmi” PVC pipes are provided

 c) Bathroom fitting of European latrine or Indian basin and wash basin are provided.

         Each flat two wash basins are provided one in dining hall, one in bathroom ,wash basin range is Rs.600/- to RS.800/- Each only. 

Each Bathroom one tap range 500/-, one shower range 1500/-, one wall mixer range 2000/-.For minimum area of 12 units flats only two bathrooms are provided.

 8. ELECTRICAL WORK: concealed type Kumar label pipes are provided. And Anchor (Or) Havel’s company wires, and Anchor or Gold Medal Company Switches are provided, Switches range each one Rs.20/- (inverter wires and electrical work in pop will be charged extra). Wooden boxes are provided.

9. Wood Work: For main door and pooja room doors IMPORTED TEAK WOOD are provided (for minimum area of 12 units flats only), Imported teak wood GF rate Rs .2500/-, Main door frames Sizes 6’5”X3’5”, Patti size 5’’X3’’, Pooja Room frame size 2’5”X5’ Patti size 4”X3” DOOR Shutters sizes 1 ¼ Inches thickness is provided.

Doors, windows frames are matthi wood, window shutters are vegi wood, Shutters thickness 1’’one inch. Door of ISI water proof flush door. Flush doors for SFT range Rs.70/-

10. TILES: For Bath room walls CERAMIC tiles are provided. Range one SFT Rs.30/- up to 6’feet height. For Bath room flooring non skid tiles are provided range Rs.25/-.For Rooms flooring Vertified tiles are provided .range Rs.50/-per SFT (Including labour charge 10/-), for kitchen Granite slab flat form and Stainless Steel sink. Kitchen wall tiles upto 2’00” height are provided range 30/- SFT

11.PAINTING : For internal walls one coat wall primer, two coats Wall care putty and two coat paint (Distemper)and For slab ceilings one coat wall primers , two coats snowcem and other walls one coat white wash and two coats snowcem, windows & doors two coats enamel paint with are provided.

12. STAIR CASE: For steps sabad bandals are provided .MS pipe railing 3’00’’ Height is provided. Sabad bandals range Rs.30/- for SFT.

13. WOOD ROB: Guntur self for word robs in all rooms including kitchen total 300SFT.

14.EXTRA WORK : Compound wall, main gate, parking tiles, meter ,motor and water connection, water tank, water sump, main door carving, pop work, power bill, white cement work, main door safety grill, balcony grills, front elevation tiles Or granite , land approval ,engineer plan and granite laying labor charges(10rs Above)are extra.

15. MEASUREMENT AREAS: Total building areas, water sump, stair case room and slabs areas measurement.

PAYMENTS:-  Total building area construction payment percentage

         1.     Advance                      (Flenth work)                                            -30%

        2.    Second Payment         (Slab, bricks work)                                -30%

  3.    Third Payment            (Plastering, Painting, electrician,

                                           Plumbing and flooring)                              -30% 

Final payment and all other works                                                      -10%

Any extra work/extra materials which are not there in this agreement, for those material and work there will be the market price and it has to be given:
